Why is this a great investment?

After the massive development of the Berlin real estate market in the last decade, over the last two years we have seen a rapid development in the belt of small cities around Berlin. The opening of the new BER International Airport and construction of Tesla’s Gigafactory have further boosted opportunities in this region. In 2019, we successfully identified an opportunity in Fürstenwalde and now we are launching a new opportunity in Zossen, a city 20km from Berlin’s southern border.

Berlin has been in the top 10 high-performing real estate location for years and is a hotspot for investors. The Berlin market is booming and attracts people from all over the world thanks to a flourishing economy, low cost of living, low interest rates and adventurous nightlife. The high demand for living space coupled with scarce supply means there is no end in sight for development in its real estate market.

As Berlin continues to become the capital of Europe, the area surrounding the city known as the Berlin capital region is increasingly attractive to investors. In all of the districts bordering Berlin, purchase prices for existing condominiums rose by double-digits during 2020. Big global players have understood the advantage of this region: Rolls Royce have been manufacturing in the Berlin capital region for years and the Tesla Gigafactory is expected to start production in late 2021. The Project

The project has four strategies to produce a steady yield and capital appreciation:

The hotel has a nine year contract running till 2030 at a high yield with the first years rent guaranteed by the seller of the building

There is 785 m² of commercial space at the bottom of the building that has the potential to be improved and rented out

The large plot next to the building offers additional development potential with an estimated 900 m²

Additionally, preliminary permission for the conversion of the hotel to a multifamily residential object will be handed to the authorities with the aim of creating extra added-value potential and a safety net in case of difficulties with the hotel operation.

The Location

The picturesque town of Zossen lies between forest and lakes and is the third largest town in the district of Teltow-Fläming. This district has been developing dynamically for several years; double-digit growth rates in jobs and population increases have created excellent conditions for a lucrative property price development.

Zossen is home to 20,000 inhabitants has a wide range of education, sports and leisure facilities as well as several tourist attractions. Property prices in the area have been rising sharply in recent years including an increase of 70% in a single year. the city has caught the eye of several developers, including the Swedish developer Bonova who are currently constructing 170 new residential units in the city. The Zossen train station is on the Berlin – Dresden railway line and therefore offers an ideal connection to the nearby hotspots in Berlin and Berlin Airport.
